THE sale of a one-of-a-kind home in Magill has raised the suburb’s previous house price record by more than $200,000.

The sale followed a significant marketing campaign — the home featured on the front cover of The Advertiser Real Estate Magazine (see the story here) and was advertised in The Advertiser, online, on Sky News, and on social media.

The three-level, seven-bedroom, five-bathroom and three-kitchen home at 24A East St, settled for $1.99 million this month — $230,000 more than the $1.76 million record set in February for 49 Romalo Ave.

Both million dollar-plus sales are in contrast to Magill’s $645,500 median house price, according to CoreLogic data.

Selling agents Gerry and Kathy McGuiness, of Harris Real Estate, described the East St home as “a unique offering in its own right”.

“There’s nothing like it in Magill,” Mr McGuiness said.

Some 80 groups viewed the home at private inspections, including potential buyers from Sydney and Melbourne, who saw value for money compared to what they could buy in their own markets, Mr McGuiness said.

“New South Wales buyers in particular were looking at the home with the proximity to the city, The Parade, the size of the home, the multi-functionality of it,” he said.

“There was significant curiosity from locals, but I said to the owner it was never going to be a local who buys it.”

After six weeks on the market, the home sold to a medical specialist who is relocating to Adelaide from Newcastle, Mr McGuiness said.

“He bought it more or less on the spot.”

The home’s key selling point was its top-of-the-range features.

“Everything about it is high-end, even the pool is bespoke,” Mr Guiness said.

“The kitchen has all high-end appliances, including a pop-up rangehood. It’s a spectacular house.

“The owner was a builder and designed this to be his dream home, he’s also a restaurateur hence the three kitchens,” Mr McGuiness said.

The striking home, which was built on an irregular-shaped 766 sqm block, also includes a commercial-grade lift, three-car garage, a striking facade, swimming pool and spa, sweeping city and coastal views.
